There’s a certain kind of lifestyle North County has historically done well: sunshine, space, good weather, great coffee, and an easy pace of life. What it hasn’t always offered — at least not in abundance — is walkability.

That’s part of what makes 222 North City feel different.

Recently unveiled in the heart of San Marcos’ growing North City district, the new 12-story residential community was designed around a more connected way of living — one where workouts, morning coffee runs, dinners with friends, public art, and community events all exist within steps of home. Developed by Sea Breeze Properties and designed by Safdie Rabines Architects, the project blends contemporary architecture, hospitality-inspired amenities, curated art, and community-centered design into one of the region’s most ambitious mixed-use developments.

“We wanted to create something that felt culturally alive, not just another residential project,” said Darren Levitt, principal of Sea Breeze Properties, in a recent press release. “The vision for North City has always been about creating connections through design, walkability, art, food, and shared experiences.”

A More Connected Way to Live

222 North City features 458 residences ranging from studios to three-bedroom homes, with layouts spanning 349 to 1,828 square feet. Interiors incorporate floor-to-ceiling glass, smart home technology, private or Juliet balconies, and warm contemporary finishes throughout. The building itself was intentionally designed to soften its scale, with a terraced façade that steps back from the street while maximizing natural light and mountain views.

For residents seeking an elevated experience, the higher-floor “128 Collection” residences offer upgraded finishes along with unlimited membership access to Fit Athletic classes hosted within the resident-only fitness center.

Amenities throughout the property lean heavily into wellness, flexibility, and social connection. More than an acre of landscaped open space includes a resort-style pool framed by olive and palm trees, two spas, outdoor kitchens, clubhouses, and lounge areas designed for both quiet afternoons and larger gatherings. Indoors, residents have access to coworking lounges with private conference rooms, a yoga and wellness studio, a game room, and a dedicated pet spa. Sustainability-focused features such as EV charging stations, bike storage, recycling, and composting programs are also integrated throughout the property.

Art as Part of Everyday Life

One of the more distinctive aspects of 222 North City is the role art plays throughout the property and the surrounding district. Rather than treating artwork as an afterthought, the development incorporates commissioned and site-integrated pieces by internationally recognized artists including Ugo Rondinone, Jorge Pardo, Odili Donald Odita, and Michael Craig-Martin, alongside work from creative studio Spectrum + Ben Johnson. Additional public art installations are also planned throughout the broader North City district in the coming years.

The larger vision behind North City extends beyond residential living alone. The district was created around the idea that suburban living can feel more walkable, culturally engaging, and community-oriented — bringing together residences, restaurants, wellness concepts, offices, entertainment, and public programming within a more centralized environment.

At the Center of North City

Part of the appeal of 222 North City is its location within one of the fastest-evolving pockets of North County. Residents are positioned directly within walking distance of destinations like Buona Forchetta, A Lo Fresco, Necessity Coffee, Milonga Empanadas, J. Brix Wines, Christophe Rull Patisserie, and the weekly San Marcos Farmers Market, with additional retail, office, grocery, and recreational developments still planned as part of the broader master vision.

“North City is helping us meet our housing goals while simultaneously delivering the vibrant urban core that North County residents have long deserved,” said San Marcos Mayor Rebecca Jones in the project announcement.
